2010 - 2011 - 2012 STARK COUNTY MARKET STATISTIC ANALYSIS



Happy New Year! 

As predicted from last year, we have had a phenomenal year in the Stark County Ohio area for real estate sales.  Our home prices are up along with more sales this past year.  It seems safe to say that 2011 was the "bottom" of the market and we experiencing an upswing in the number of buyers and the value of homes in our area.  And interest rates are still at historical lows!

I've attached the local stats for you to look over the last three years.  With one exception ALL the areas have increased the number of sales from last year, the price per square foot, and the sales price.

Investment U Research's says "In case you haven't noticed ... the housing market is making a recovery."  My colleague in North Carolina has trouble finding inventory for her buyers along with agents in Fresno, California.  Multiple bid situations are a common occurrence in many markets and that includes Stark County.  Gone are the days of buyers looking at 30 and 40 homes before they make their decision.  If there is a good property on the market they are being snatched up quickly! 

Stark County is still coming back strong and we have shifted from a Buyer's Market to a Win-Win for both Buyers and Sellers.
